Message From the President
As the ball drops on 2009 and we all raise our glasses to another year gone by (many of us a good riddance!), may we all take a moment to remember the things that have taken place during the past twelve months. Yes, the year has been one full of surprises with Fannie Mae changing rules on lending, the Home Valuation Code of Conduct instituting Appraisal Management Companies, and how could we all forget the continuing decrease in values off of the great investment decisions we made in the prior year. Many would say that there is hardly a thing to cheer about at all.
Yet, I find myself sitting back and counting my blessings as the holiday season comes to an end and a new beginning becomes visible on the horizon. Investor Nation has been so fortunate to have had a team of individuals in the office constantly raising the bar for one another through out the year. Other blessings include: an increased transparency for our out of state investors, a higher quality product, more “fail safes” put in place to decrease the risk of owning property, and the formation of a site (InvestorsRock.com) to celebrate you. However, the best thing about this year has been YOU, our clients, that we have had an opportunity to work with over the past 12 months. The conversations, email exchanges, city tours and dinners (with those who visited) makes each one of us at Investor Nation realize how truly blessed we are.
So as we each begin the process of either celebrating a year gone by or praying that the year to come would hurry up and arrive, here’s to a happy and healthy 2010. May all your investment dreams continue to come true.

Looking Forward to 2010

Although I’ve been investing in real estate in 1 way, shape, form for the last decade, 2009, was definitely a year of change. In life there are only certainties; death, taxes, and change. While you can do little about the first, and seemingly little about the second, the third you can embrace and make your friend.
I personally believe the changing in the markets has been a natural purging of the toxic lending and exuberance of the mid 2000’s. The good news for investors looking at emerging areas like Memphis and Charlotte is that these are areas caught in the undertow of the market corrections, leading to slight over-corrections, which have created an unprecedented buying opportunity.
I’m proud to say we have embraced change with open arms here at Investor Nation and recently introduced realty services to assist investors with unique purchase or selling situations. Shortly we’ll be opening an office in New York to serve our clients there seeking opportunities in our current property footprint. And finally the coming year we’ll be introducing a unique product for investors who prefer passive ownership as opposed to a landlord role in real estate.

It has been a fantastic year for the clients of Investor Nation. Yes, there have been ups and downs {the market affects us, too}, however there have been many exciting changes as well. One of the biggest and most notable is the launch of Investor Nation Realty!

Get Creative in 2010
What the heck happened to the easy money in real estate investing? Was there ever really easy money or was it just dangerous money? I’ve heard of many investors locally losing their properties to banks, some of which I looked to for advice when I started building my portfolio.
Real estate investing is still the best investment for me, but does that mean that I can just go out in buy 10 properties at the drop of a hat? I wish. I don’t have hundreds of thousands of dollars sitting around. A goal for me in 2010 is to continue building my portfolio. But this year I will take a smarter more conservative approach. If you to have found yourself frustrated with the way things have changed this year for us investors, you are not alone.
Let’s commit to get out of our comfort zones and truly be creative in all aspects of our investing. I am going to make 2010 the best year for real estate investing. Are you?

Diane Johnson recently started with Investor Nation at our Portland satellite office where she is working as the Northwest Marketing Director and soon to be licensed real estate agent.
